Our Property Enquiry Certificates (PECs) provide you with the answers that satisfy the UK Finance handbook requirements, such as whether the proper consents are in place for any building work carried out, if the property is located within a conservation area or affected by planning policies or proposals, or whether it’s subject to any statutory orders or notices.

Product Details
- Planning status, including information on current and historic planning applications validated within the last five years typically, and whether the property is a listed building or located within a conservation area or other designated area (time periods may vary according to local specific authority)
- Building standards, including whether consent has been granted for any modifications to the property or building warrants have been applied for, validated within the last five years typically (time periods may vary according to local specific authority)
- Roads, including whether any carriageways and footways next to the property have been adopted by the local council
- Statutory notices served under housing and environmental protection legislation
- Environmental health, such as whether the property is in a smoke control area.
