Flood risk is not a new consideration in Scottish property transactions, yet the way it is identified, interpreted and discussed can vary significantly from one transaction to the next. In many cases, it is only explored further when a specific concern arises, a client raises a question, or additional due diligence is requested.
At the same time, the wider risk landscape is changing. According to SEPA’s latest National Flood Risk Assessment, around 400,000 properties across Scotland, approximately one in eight, are now located within areas of medium flood risk*.
Much of this risk is not always immediately visible. Surface water flooding, in particular, accounts for a large proportion of exposure across Scotland, meaning properties can be affected even where there is no obvious proximity to rivers or the coast.
This practical webinar has been designed to help conveyancers and surveyors better understand how flood risk presents in practice, where it may impact transactions, and how findings can be explained clearly and proportionately to clients.
