Essential for every property transaction, we provide Legal Reports for all types of land and property, ranging from straightforward registered properties to complex unregistered land and estates or new build developments.
Our Legal Reports include as standard a “Personal Search”. M&B’s “Personal Search” includes entries from both the Register of Inhibitions and the Register of Insolvencies.
We also provide continuations of Legal Reports that can be delivered immediately prior to your transaction settling.
Legal reports can be ordered in our convenient Multisearch Bundles service, saving you time, effort and money.
Product Details
- Extracted title detail from the Sasine Search Sheet or Title Sheet
- A copy of the Title Sheet and Title Plans and details of any caveats noted on the Title Sheet
- Reporting of any alienations from the property description supplied
- Destination clauses for ownership
- Details of Advance Notices including the number of remaining days.
- Reporting of any alienations from the property description supplied;
- Increased period of search for miscellaneous information where the break off date is outwith the 40 year period, and;

- Our Personal Searches include name and address variations.
- Our Legal Reports accurately reflect what is on the General Register of Sasines or the Land Register. Should any anomalies exist, we will engage with the Registers of Scotland on your behalf to address any required data amendments.
- If the title sheet has been updated since the original Legal Report was supplied, we will provide you with a fresh Legal Report at the cost of an update.
- 95% of our Legal Report Registered Continuations are delivered by 9am on the day that you need them
Q. Do you restrict your liability to only exact name matches in the Personal Search?
A. No, we search against all reasonable name and address variations, which comes with a professional indemnity cover of up to £10m for both you and your client
Q. Can you provide the equivalent search for properties in England and Wales?
A. Yes, we can also provide Land Registry OC1 Searches for sites in England and Wales.
