What to expect from our Plans Reports Service

On receiving your instructions, we’ll first of all check that we have everything we need to perform the search. Next, we’ll complete all the necessary checks and come back to you with an authoritative answer on whether or not the plan or description meets the registration criteria.
If for any reason it doesn’t meet the registration criteria, we’ll explain why. This could, for example, be because some vital information is missing or because the deeds don’t tally with OS maps.
Whatever the reason, we’ll include copies of relevant Title Sheets and Plans or other documentation, so you have all the facts to hand and can see exactly what we mean.
Identifying the problem is only half the story; Millar & Bryce will also help you find a workable solution. In the case of mapping and title discrepancies, we’ll draw up a fresh plan, highlighting the current situation on the ground. Provided you and your client are happy with our proposed solution, we can turn this into a fully compliant deed plan ready for submission.

Do Plans Reports Guarantee Registration?

Both Registers of Scotland (RoS) and Millar & Bryce Plans Reports do not guarantee registration. However, in the unlikely event that your registration is rejected by RoS, we will work with you at no further cost, to resolve the situation and secure a successful application for registration.

I’ve heard that Millar & Bryce Plans Reports aren’t as acceptable a RoS Plans Reports

What follow on support is provided for deed plans that don’t meet RoS criteria?

If a Plans Report identifies that the deed plan or description does not satisfy the Keeper’s deed plan criteria, Millar & Bryce can produce a compliant deed plan.

Are there any additional features that help with the interpretation of a Plans Report?

Provision of copy Title Sheet and Plan(s) for any competing interests or discrepancies. Demonstrative plan as standard for any deed plans that don’t meet the RoS criteria.

Subsequent “clear” Plans Report, free of charge, when any issues are resolved by the preparation of a M&B deed plan.

Is there a charge if a Plans Report cannot be completed?

We work with our customers to resolve any issues and ensure that any issue with the underlying plan is dealt with before continuing with the Plans Report.

If my historic Deed Plan isn’t suitable and I get a new Deed Plan produced, can I update my Plans Report.

Yes, if we provide a Plans Report that shows that you Deed Plan isn’t suitable for registration and we subsequently produce a new Deed Plan, we’ll provide a new Plans Report based on this Deed Plan free of charge.
